Whether you’re looking to purchasing your first ever home or moving into a new home – buying a home is a hugely exciting time. A real milestone moment!

It can be pretty daunting as well – there’s a lot to do before getting the keys to your new house. That’s why I’ve put together this preliminary home buyer’s guide, so you know roughly where to start (and where I come in as a Fredericton REALTOR®).

When it comes to buying a home, you’ll want to have a pretty clear understanding of your budget. Evaluate your current income, your expenses, and how much you’ve got saved for your down payment.

After that, meet with a reputable lender to get pre-approved for a mortgage. This’ll save us time and energy down the road – and ensures that we only look at homes that are within your pre-approved borrowing capacity.

Step Two: Get Clear On Your Ideal Location

There are a lot of houses for sale in Fredericton – and a lot of different neighbourhoods! Depending on your family, your work life, and your transportation situation, you’ll want to make sure you’re looking at neighbourhoods that fit within your lifestyle.

Step Three: Identify Your Feature Requirements

Want a big backyard? A fire pit? A pool? A detached garage? These are all factors to consider when looking at houses for sale in Fredericton. Create a list of non-negotiable ‘needs’ and a list of wish list ‘wants’ to see where you stand.
